Great houses start with great plans.


Most plans are approved before they’re fully resolved. That’s where we come in.

Every project is a financial and functional decision. The floor plan determines how a home lives day to day, how it feels to move through, and how it performs over time long before finishes are selected.

We analyze architectural plans to improve flow, correct inefficiencies, and reclaim wasted square footage, creating homes that are both highly livable and well-positioned in the market.

Our work complements the architect’s design, refining interior layout and circulation so the home is intentional, buildable, and aligned with the goals of the project.

When Clients Bring Us In


Clients typically engage us at one of three points:


  1. During Schematic Design  - To strengthen circulation, stair placement, and room relationships before plans are finalized
  2. After Architectural Plans are complete   - To identify inefficiencies and refine the layout before construction begins.
  3. When a plan “almost works” but something feels off  - We diagnose the issue and propose targeted layout improvements.

Residential Floor Plan Audits

Our Signature Service


A strategic review of residential floor plans designed to improve flow, correct inefficiencies, and identify opportunities before construction begins. Whether you're building a custom home, developing a spec property, or renovating an existing structure, we evaluate how the home will function in daily life, not just how it appears on paper. Using our proprietary framework, we analyze circulation, room relationships, privacy, storage, spatial hierarchy, natural light, and long-term usability to ensure every square foot is working intentionally.


This service is ideal for homeowners, builders, developers, and architects seeking an independent review before plans are finalized.

WHAT TO EXPECT

This is a one-hour virtual strategy session conducted via Zoom. Prior to our meeting, we conduct a detailed review of your submitted plans and prepare redlines, observations, and sketch overlays illustrating potential improvements. Please submit PDF floor plans to nicole@liptonproperties.com


During the strategy session, we will:

• Walk through the plan together

• Review redlines and proposed adjustments

• Discuss project goals and constraints

• Prioritize recommendations based on impact


DELIVERABLES

• One-hour virtual strategy session

• Full redlined PDF

• Design-intent sketches and overlays

• Prioritized recommendations (Must Adjust / Strongly Recommend / Optional)

This is a strategic refinement of your submitted plans, not a redesign from scratch


SUBMISSION REQUIREMENTS

PDF floor plans must:

• Be drawn to scale
• Clearly show all rooms, cabinetry, plumbing fixtures, and key appliances
• Include dimensions
• Reflect the current intended layout


Plans must be submitted shortly after booking so analysis can be completed prior to the session.

If you include notes, they should clarify what is currently drawn, not outline hypothetical future redesigns.

All purchases are non-refundable.


SQUARE FOOTAGE REQUIREMENTS

Homes exceeding 3,000 SF require two sessions due to scale and preparation time.
This ensures adequate review of the entire plan and allows proper evaluation of circulation across multiple levels.


INVESTMENT

Residential Floor Plan Audits begin at $3,495.

Investment varies based on project complexity, scale, and scope of review.

Larger homes, multi-structure properties, and highly complex projects are quoted individually.

Targeted Space Review

Focused guidance for the rooms that matter most


Not every project requires a full-house review. For homeowners, builders, and architects focused on a specific area of the home, we offer strategic reviews of individual spaces that would benefit from improved functionality, layout refinement, or greater efficiency. Using the same methodology applied to our full-house audits, we evaluate how a space performs in daily life and identify opportunities to improve flow, storage, usability, and long-term value.

SUBMISSION REQUIREMENTS

PDF floor plans must:

• Include accurate as-built dimensions
• Clearly indicate load-bearing walls (if known)
• Show existing plumbing stacks and major mechanical locations
• Include any builder or structural limitations already identified


INVESTMENT

Quoted individually based on scope and complexity. Ideal for clients who need focused guidance on a specific space before moving forward with construction or renovation.

Design Development 

Bringing clarify and cohesion to the details before they're built


For select projects, we continue beyond the audit phase to further develop key spaces and design decisions prior to construction.


This service is intended for clients seeking additional support after a Floor Plan Audit and may include:

• Kitchen and bath planning

• Cabinetry layouts

• Built-ins and millwork concepts

• Space planning

• Finish direction

• Material palettes

• Detailed refinement of key living spaces


Our goal is to ensure the architectural plan, interior layout, and design language work together as a cohesive whole before construction begins. Most clients begin with a Floor Plan Audit and continue into Design Development when additional support is needed.
