1. Early-Stage Design Review

For builders engaging an architect or starting schematic plans

A collaborative add-on during architectural design.
We review floor plans with a design eye and recommend improvements that enhance functionality, flow, and market appeal - before your plans are finalized.


Includes:
– One round of plan markups (PDF redlines)
– Recommended layout adjustments (interior-focused; no structural redesign)
– Optional: coordination call with your architect


Fixed Fee: Based on home size and scope.


2. Interior Layout Redline Package

For builders with pre-approved town plans that need interior refinement

You keep the shell exactly as approved - we elevate everything inside it.


Includes:
– Full interior redlines across all floors
– Recommendations for window shifts (when allowable)
– Kitchen + bath layout refinements
– Interior circulation improvements
– Final markup set ready for CAD integration by your drafting team 

(or ours, see next tier)


Fixed Fee: Based on home size & number of floors impacted.


3. CAD + 3D Design Support

For builders without drafting support or when architects are no longer involved

When plans are approved but need clear, buildable interior direction, we provide the drawings your trades rely on. This is ideal when the architect isn’t handling interiors - or when you need fast, accurate documentation to keep the project moving.


Includes:
– Detailed millwork elevations (feature walls, built-ins, fireplace walls, etc.)
– 3D views for buyer, builder, or marketing clarity

Pricing:
– $750 per space (kitchen, each bath, mudroom, laundry, pantry, etc.)


4. Spec Set Packages

Clear, cost-conscious, easy to implement - created for busy builders who want good design without the endless decision cycle.



5.Custom Full-Service Design (Limited Availability)

For builders wanting a cohesive, signature-level design

This is the highest-touch option for builders and developers who want a showpiece home with a tailored design.


Includes:
– Full interior architecture support
– Cohesive finish and fixture package
– Lighting plan
– Custom millwork concepts
– CAD + elevations
– On-call design review throughout the build
